A newer neighbourhood has a different drain problem

Lely Resort was planned from land acquired in 1972, but the development stalled and the golf courses were not built until 1990, 1991 and 1997. The community only grew substantially after 2001, going from roughly 1,400 residents in 2000 to well over 4,000 within a decade (Naples Condo Boutique, 2026).

That timeline puts almost all of its housing stock outside both problem windows: past the pre-1972 cast iron era, and past the 1978 to 1995 polybutylene window. The pipe here is generally modern, which removes the material-failure question that dominates older Naples neighbourhoods.

What remains is accumulation. Grease, soap scale and biofilm build on the wall of any drain line regardless of its age or material, and a blockage that recurs on a rhythm is reporting a coated pipe rather than a failing one. That is a cleaning problem rather than a replacement one, which is a materially better position to be in.

Will jetting damage PVC drain pipe?

On sound modern pipe, no — and that is the practical reason jetting is a comfortable recommendation in this community while it needs qualifying a few miles north. The concern about jetting is a concern about wall thickness, and it applies where corrosion has thinned a pipe to the point that pressure finds the weak spot. Housing built after the era when cast iron was standard does not carry that condition, so the tool is working against the deposit rather than against the pipe.

That does not make an inspection pointless first, but it changes what the inspection is for. Here it is confirming that the run is intact and finding out whether there is a structural reason the deposit keeps returning, rather than deciding whether the pipe can survive the visit. Those are different questions and they produce different conversations about what to do next.

How often should a newer home actually need jetting?

Less often than a maintenance plan would have you book it, and the honest answer is that the interval should be derived from the property rather than set in advance. A run that has never blocked does not need a scheduled clearing, because there is nothing accumulating fast enough to justify it. A run that blocks at a predictable interval is telling you something, and the useful response is to find out what, not to book the same visit slightly more often.

That distinction matters because recurring accumulation in newer housing usually has a cause that can be corrected, and a clearing schedule is the thing people buy instead of correcting it. If the same point blocks repeatedly, the interval is a symptom. Clearing on a calendar manages the symptom indefinitely at a recurring cost, while a camera on the second occurrence usually explains it once.
