# Test first. Everything else is a guess
Water treatment is the one plumbing purchase where the right answer is unknowable without a number, and the number costs very little to get.

Water treatment addresses chemistry rather than a plumbing fault. Softening removes calcium and magnesium; filtration addresses sediment, taste, odour and specific contaminants. Which equipment is appropriate depends on a test of the actual supply, because treated municipal water and private well water present entirely different problems.

## The two supplies are not comparable
And most published figures describe only one of them.
Water delivered by the Collier County Water Sewer District in 2024 ranged 42 to 94 mg/L hardness, averaging 67 ([Collier County Water Sewer District, 2024](https://online.flippingbook.com/view/408127530)). That is soft to moderately hard, and it is treated and monitored.
Most homes in Golden Gate Estates are not on county water at all — the area is not served by city water or sewer and most properties rely on private wells ([Homes and Docks, 2026](https://www.homesanddocks.com/golden-gate-estates-well-water/)). Those draw untreated groundwater from limestone.
A homeowner on a well who reads the county report and concludes treatment is unnecessary has drawn a reasonable inference from a document that does not describe their water. That is the single most common error in this area.

## What to test for, and why it is more than hardness
On a well, three things matter and only one is hardness.
Hardness is dissolved calcium and magnesium, and it is what a softener addresses. It shows up as scale in the water heater, blocked aerators and poor soap performance.
Iron is common in Florida groundwater and causes orange or brown staining on fixtures and laundry. It needs different treatment from hardness, and a softener alone will be overwhelmed by it above modest levels.
Sulphur presents as a rotten-egg odour, most noticeably in hot water. It is a third distinct problem with a third distinct solution. Buying a softener to fix a sulphur smell is a common and expensive misdiagnosis.
A well head and a tank lid on the same lot. Where a property handles its own water and its own waste, a backup may not be a plumbing problem at all.

## Sizing follows the test and the household
Two numbers, not one.
Softener capacity is set by hardness multiplied by daily water use. Getting either wrong produces a unit that regenerates too often, wasting salt and water, or one that exhausts between regenerations and delivers hard water intermittently.
Daily use is a function of occupancy, and in this market occupancy is often seasonal. A system sized for a full household will behave differently in a property occupied part of the year.
Equipment specified without a test is specified against an assumption, and on a private well that assumption has nothing behind it at all.

## What treatment does and does not fix
It protects appliances. It does not repair pipe.
Treating hardness slows scale accumulation in the water heater, which matters because Florida tanks already average 8 to 10 years against a national 12 to 15 largely because of sediment ([Alvarez Plumbing, 2026](https://www.alvarezplumbing.com/water-heater-repair-vs-replacement-what-tampa-homeowners-actually-pay-in-2026/)).
It also reduces deposits on fixtures and glass and improves soap performance, both of which are quality-of-life rather than protective.
What it does not do is address an existing plumbing defect. Polybutylene degrades because of chlorine reacting with the resin, and a softener does not change that; cast iron corrodes from the inside regardless. Treatment is chemistry management, not a substitute for a repair that is already due.

## What does water treatment cost, and what are you actually buying?
Between about twelve hundred and six thousand, and the range is mostly about which problem you are solving.
A salt-based softener runs $1,200 to $3,800 installed nationally ([HomeGuide Softener, 2026](https://homeguide.com/costs/water-softener-cost)), and in South Florida the same category runs $3,200 to $5,800 installed ([Water Wizards, 2026](https://www.waterwizards.ai/blog/water-softener-installation-cost-south-florida)). A combined carbon plus softener package sits around $2,500 to $4,500 professionally fitted ([Water Wizards, 2026](https://www.waterwizards.ai/blog/water-softener-installation-cost-south-florida)).
The local premium is capacity rather than margin. Grain rating defines how much hardness a unit processes before regenerating, and high-hardness areas need higher-capacity systems, which is what raises the price ([HomeGuide Softener, 2026](https://homeguide.com/costs/water-softener-cost)). A unit sized to a national average regenerates constantly here and wears out early doing it.
Household size compounds it. Capacity is consumed by hardness multiplied by volume, so a large household on hard water needs a substantially larger unit than either factor alone would indicate.
What you are buying is protection for equipment rather than a comfort upgrade, and that is where the value actually sits. Across a water heater at $900 to $1,800 ([HomeGuide, 2026](https://homeguide.com/costs/emergency-plumber-cost)), a tankless unit at $3,500 to $5,500 installed ([My CCS, 2026](https://my-ccs.com/blog/tankless-water-heater-cost-in-florida-installation-savings-guide/)), fixture cartridges and supply pipe, treatment is protecting several thousand dollars from the mineral that shortens all of it.
The recurring cost is salt, and it is modest but not optional. A softener without salt is an expensive filter doing nothing, and budgeting for it as an ongoing item is part of the decision rather than a footnote to it.

## Which system solves which problem?
Four technologies, four different problems. Most bad purchases are the right equipment for the wrong complaint.
Salt-based ion exchange is the only method that removes hardness minerals from the water, which is why it remains the most popular residential type ([HomeGuide Softener, 2026](https://homeguide.com/costs/water-softener-cost)). If the complaint is scale, spotting, poor lather or appliance life, this is the category.
Salt-free conditioners do not soften. They change how mineral crystallises so it bonds less readily to surfaces, which genuinely reduces scale in pipe and appliances while leaving the hardness in the water. For scale protection they can be adequate; for the feel of the water and soap performance they will not deliver what people expect.
Carbon filtration addresses taste, odour and chlorine, not hardness. It is frequently sold packaged with a softener rather than instead of one, which is why the combined price appears as its own line ([Water Wizards, 2026](https://www.waterwizards.ai/blog/water-softener-installation-cost-south-florida)).
Reverse osmosis at a single tap produces excellent drinking water at that fixture and does nothing for the water heater, the fixtures or the supply pipe, because none of those sit downstream of it. It is the system most often confused with whole-house treatment.
On a private well there is a fifth consideration that no softener addresses: iron, sulphur and pH are separate problems with separate equipment. Buying a softener to solve iron staining is a common and expensive mis-purchase, and it is avoided entirely by testing first.
The reliable way to choose is to name the complaint before looking at equipment. Scale and appliance life is one answer, taste and odour is another, drinking water at the kitchen tap is a third, and well chemistry is a fourth.

## How do you size and site a system correctly?
Test first, then size to hardness and volume together. Siting decides whether it ever gets serviced.
Testing comes first because everything downstream depends on the number. On the county system the annual water quality report gives a published starting figure ([Collier County Water Sewer District, 2024](https://online.flippingbook.com/view/408127530)). On a private well there is no published figure at all, and a test is the only way to know what is actually in the water.
Sizing is hardness multiplied by household volume, not one or the other. A high-hardness supply with modest usage and a moderate supply with heavy usage can require the same capacity, and undersizing shows up as constant regeneration rather than as poor water — which is why it is frequently mistaken for a faulty unit.
Oversizing has its own cost and it is less discussed. A unit that regenerates rarely can allow resin to sit saturated between cycles, and on a septic property the brine discharge is a consideration in its own right.
Siting decides whether the system is ever maintained. It needs a drain for regeneration, a power supply, space to add salt without contortion, and enough clearance to service the valve head. A softener installed where the salt tank cannot be reached comfortably is a softener that will run empty.
It also needs to be upstream of what it is protecting. This sounds obvious and it is the most common installation error on retrofits — a unit plumbed after the branch feeding the water heater protects everything except the appliance it was mainly bought for.
And bypass valves matter more than they seem. Being able to isolate the system without losing water to the house is what makes servicing, salt changes and holiday shutdowns straightforward rather than a job.

## What maintenance does treatment equipment need?
Less than people fear, but it is not zero, and neglecting it produces equipment that quietly does nothing.
Salt is the recurring item on an ion exchange system and it is the one that gets forgotten. A softener with an empty brine tank still runs, still cycles, and softens nothing — so the first sign is usually the return of the symptoms it was bought to solve, months after the salt ran out.
The brine tank itself wants occasional attention. Salt can bridge into a crust that leaves an apparently full tank with no salt in contact with the water beneath it, and it can form a mush at the base that stops dissolving properly. Both look like a full tank from above.
Resin has a working life measured in years rather than months, and it degrades faster on water carrying chlorine or iron. That is part of why carbon is frequently paired ahead of a softener rather than sold as an alternative to it — it protects the resin as well as the taste.
Filter cartridges on carbon or sediment stages have defined intervals and they are the item most likely to be over-run. A blocked sediment filter presents as a whole-house pressure drop, which gets diagnosed as a supply problem rather than a maintenance one.
Reverse osmosis membranes and pre-filters run on their own schedule, and an RO system left unserviced produces water that is no better than the supply while the household believes otherwise.
The common failure across all of them is silent underperformance rather than breakdown. Treatment equipment rarely stops in a way anybody notices; it stops working while continuing to run, which is why the intervals matter more than they would on equipment that fails loudly.

## Is treatment worth it if you are selling soon?
Usually not on its own economics, but there is one case where the timing works.
The payback on treatment is realised over the life of the equipment it protects, and that is measured in years. A household selling within a year or two will pay the installed cost and hand the benefit to the next owner, which makes it a poor purchase on its own terms.
The exception is when equipment is being replaced anyway. If a water heater has reached the end of its life and is being changed, that is the single moment when the treatment decision is cheapest to act on: the plumbing is already open, the labour overlaps, and the new appliance is the one that would otherwise be exposed from day one.
There is also a disclosure and marketability dimension on a well property. Water quality is a question buyers ask, and a property with tested water and appropriate treatment answers it with documentation rather than reassurance.
What is rarely worth doing for a sale is installing treatment purely as a selling feature. It is not a fixture buyers pay a premium for in the way a kitchen is, and the cost is unlikely to be recovered in the price.
The honest summary is that treatment is an ownership decision rather than a transaction one. Buy it for the years you will be there, or buy it at the moment you are replacing the appliance it protects, and otherwise leave it to whoever will hold the property long enough to collect on it.
